These Terms and Conditions explain the rules for using https://keylitemedia.com and booking real estate photography and media services through Keylite Media.

Keylite Media is operated by Media Compass Photography & Video LLC.

By using this website, booking a service, submitting payment, or receiving media from Keylite Media, you agree to these Terms and Conditions.

1. Website Use

You may use this website to learn about Keylite Media, view services, request information, book photography and media services, and contact us.

You agree not to copy, reproduce, sell, republish, or misuse any text, images, videos, graphics, branding, logos, website content, or media from this website without written permission from Keylite Media.

All website content is owned by Keylite Media, Media Compass Photography & Video LLC, or its licensors unless otherwise stated.

2. Services

Keylite Media provides real estate photography and listing media services, including:

  • Professional real estate photography

  • Aerial drone media

  • Floor plans

  • Property websites

  • Zillow 3D tours

  • Listing video

  • Social media video

  • Commercial and custom media projects

Services are available in Bradenton, Tampa Bay, Sarasota, the Florida Gulf Coast, and select Florida markets by request.

The services included in your order are based on the package, add-on, or custom quote selected at the time of booking.

3. Pricing

Prices are listed on the website or provided by custom quote.

Pricing may change at any time. Confirmed bookings will be honored at the price agreed to at the time of booking.

Additional fees may apply for:

  • Custom requests

  • Extended travel

  • Large properties

  • Rush work

  • Twilight photography

  • Reshoots not caused by Keylite Media

  • Additional edits

  • Commercial projects

  • Services not included in the original booking

Sales tax may be added when required by law.

4. Booking and Payment

Appointments may be booked online or directly with Keylite Media.

Payment is due according to the checkout page, invoice, or written agreement provided at the time of booking.

Keylite Media may withhold delivery of final media until payment is received.

By booking a shoot, you confirm that you have permission to request photography and media services for the property.

5. Property Access

The client is responsible for making sure the property is accessible at the scheduled appointment time.

This includes providing accurate:

  • Gate codes

  • Lockbox codes

  • Parking instructions

  • Building access

  • Tenant approval

  • Owner approval

  • HOA approval

  • Security or front desk instructions

  • Any other information needed to enter and photograph the property

If the property is not accessible, not ready, or the shoot is delayed because of circumstances outside Keylite Media’s control, the appointment may need to be rescheduled and a rescheduling fee may apply.

6. Property Preparation

Keylite Media photographs the property as it appears at the time of the appointment.

The client is responsible for preparing the property before the shoot.

This includes:

  • Cleaning and decluttering

  • Turning on lights

  • Turning off ceiling fans

  • Securing pets

  • Moving vehicles

  • Clearing countertops

  • Preparing exterior spaces

  • Making sure rooms, patios, pools, balconies, garages, and other requested areas are ready to photograph

Standard editing includes professional color correction, exposure correction, vertical line correction, and general image finishing.

Standard editing does not include virtual staging, major object removal, digital remodeling, landscaping changes, repairs, furniture replacement, or other major property alterations unless specifically included or quoted.

7. Turnaround Time

Standard listing media is delivered next day unless otherwise stated in writing.

Turnaround time may vary for:

  • Large properties

  • Custom video

  • Twilight photography

  • Commercial projects

  • Special editing requests

  • Weekend or holiday bookings

  • High-volume orders

  • Circumstances outside Keylite Media’s control

Keylite Media makes every reasonable effort to deliver media quickly and professionally, but delivery times are estimates unless specifically stated in a written agreement.

8. Weather and Drone Policy

Florida weather can change quickly.

If heavy rain, high winds, unsafe conditions, or poor visibility prevent the shoot from being completed, Keylite Media may reschedule at no additional charge.

Drone services are subject to:

  • Weather

  • Safety

  • Visibility

  • Property location

  • FAA rules

  • Airspace restrictions

  • Pilot discretion

If drone media cannot be safely or legally captured during the appointment, Keylite Media may reschedule the aerial portion, adjust the service, or provide an alternate solution when possible.

9. Cancellations and Rescheduling

Clients should cancel or reschedule appointments as early as possible.

Same-day cancellations, missed appointments, inaccessible properties, late rescheduling, or properties that are not ready may result in a cancellation or rescheduling fee.

Keylite Media reserves the right to reschedule due to weather, equipment issues, illness, emergency, drone restrictions, safety concerns, or circumstances outside our control.

10. Refunds, Reshoots, and Client Satisfaction

Because real estate photography and media services are custom-created for each property, payments are non-refundable once the shoot has taken place.

Keylite Media does not offer refunds for completed shoots, delivered media, client preference changes, property readiness issues, staging changes, cleaning issues, weather conditions outside our control, MLS display issues, platform issues, or changes in listing status.

That said, client satisfaction matters to us.

If there is a technical issue with the delivered media caused by Keylite Media, or if the final media does not meet our professional standard, we will work with the client to create a reasonable resolution.

A reasonable resolution may include:

  • Additional editing

  • Corrected files

  • Replacement files

  • A partial reshoot

  • A full reshoot when appropriate

Reshoots may be provided at no additional cost when Keylite Media determines that the issue was caused by a technical error, equipment issue, missed essential angle, or another factor within our control.

Reshoots requested because the property was not ready, cleaning was incomplete, staging changed, repairs were unfinished, furniture was moved, vehicles were present, pets were unsecured, access was limited, weather changed after the shoot, or the client requested additional angles after the appointment may require an additional fee.

Most of our work comes from repeat clients and referrals. We take client concerns seriously and want every agent to feel confident using their listing media.

If something does not feel right, please contact us directly so we can review the issue and work toward a fair solution.

11. Media Rights and License

All photos, videos, floor plans, tours, property websites, and other media created by Keylite Media remain the intellectual property of Media Compass Photography & Video LLC unless otherwise agreed in writing.

Clients receive a non-exclusive, non-transferable license to use the delivered media for marketing the specific property connected to the original booking.

This license includes use on:

  • MLS platforms

  • Brokerage websites

  • Listing websites

  • Property websites

  • Social media

  • Email marketing

  • Printed listing materials

  • Other standard real estate marketing channels while the listing is active

Media may not be sold, transferred, reused for another property, given to another agent, builder, homeowner, designer, vendor, publication, business, or third party without written permission from Keylite Media.

If a listing changes agents, brokerages, owners, property managers, or marketing representatives, a new license may be required.

Permanent, extended, builder, commercial, publication, or third-party usage licenses are available upon request.

12. Editing and Alteration

Clients may crop delivered media for normal marketing use.

Delivered media may not be heavily filtered, recolored, altered, edited, or changed in a way that misrepresents the property, lowers the quality of the work, or damages the Keylite Media brand.

Keylite Media is not responsible for how images appear after being compressed, edited, uploaded, displayed, or altered by MLS platforms, social media platforms, third-party listing sites, website builders, or other outside systems.

13. Property Websites, Tours, and Third-Party Platforms

Single-property websites, Zillow 3D tours, video hosting, booking tools, payment tools, and other digital services may be provided through third-party platforms.

Keylite Media is not responsible for outages, display changes, technical issues, platform updates, MLS restrictions, or limitations caused by third-party providers.

Property websites and tours are intended for active listing marketing and may be removed, archived, or deactivated after the listing is sold, leased, canceled, expired, or inactive.

14. Client Responsibility

The client confirms that they have permission to photograph and market the property.

The client is responsible for obtaining any required approval from:

  • Owners

  • Tenants

  • Property managers

  • HOAs

  • Building security

  • Listing agents

  • Brokerages

  • Other parties connected to the property

The client agrees to hold Keylite Media and Media Compass Photography & Video LLC harmless from claims related to lack of permission, lack of access, inaccurate property details, unsafe conditions, property disputes, tenant disputes, MLS issues, platform issues, or misuse of delivered media.

15. Reviews, Feedback, and Resolution

Keylite Media values honest feedback and long-term client relationships.

If you have a concern about your photos, videos, floor plans, tours, delivery, or overall experience, please contact us directly as soon as possible.

We are available to review concerns, correct technical issues when appropriate, and work toward a reasonable resolution.

Nothing in these Terms prevents a client from sharing an honest review. Our goal is simply to have the opportunity to address concerns directly and professionally whenever possible.

16. Limitation of Liability

Keylite Media will make every reasonable effort to provide professional, high-quality real estate media.

To the maximum extent permitted by law, Keylite Media and Media Compass Photography & Video LLC are not responsible for:

  • Lost sales

  • Lost commissions

  • Listing delays

  • MLS issues

  • Third-party platform issues

  • Weather delays

  • Access issues

  • Business losses

  • Indirect damages connected to the use or inability to use delivered media

If liability is found, it is limited to the amount paid for the specific service connected to the claim.

17. Website Accuracy

We make reasonable efforts to keep the information on this website accurate and up to date.

However, Keylite Media does not guarantee that all website content, pricing, availability, service descriptions, or third-party links are always complete, current, or error-free.

We may update this website, service offerings, pricing, policies, and these Terms and Conditions at any time.

18. Cookies

This website may use cookies and similar technologies to improve website performance, support booking tools, analyze website traffic, and provide a better user experience.

Some cookies may be required for the website to function properly.

Other cookies may be connected to third-party tools, such as video embeds, analytics, booking platforms, payment processors, or marketing tools.

Any disputes related to this website, services, bookings, payments, media usage, or these Terms and Conditions will be handled under Florida law.
